1. Price – Your home may not be selling because the list price is too high. Before listing your home for sale, consider hiring a certified, state-licensed property appraiser. According to the Bureau of Labor Statistics, Certified Residential Real Property Appraisers must have an Associate’s degree or 21 units of continuing education (as of January 1, 2015, a bachelor’s degree will be required), 200 hours of appraiser-specific classroom training, 2,500 hours of work experience over at least 2 years. A property appraisal is a very detailed valuation report and includes items such as the total value of your home, the value of any permanent structures on the property, the value of the land, comparable sales in the neighborhood, and so on. By knowing what your home is appraised for before listing it will help you sell your home for what it is worth and not price yourself out of the market and away from qualified buyers. 2.  Timing — If possible try to sell your home during prime selling season. In general, the spring is a great time of year to sell your home followed by the early to mid- autumn months. On the other hand, the winter months especially in late December may prove to be a challenging time of year to sell due to the holiday season. Also, prime selling season depends on your geographical location. In all, it’s best to consult with your realtor on the best time to list and hopefully receive the best price for your home.
3.  Clutter — Your home may not be selling because it hasn’t been de-cluttered nor staged properly. Before listing your home for sale, consider renting a storage unit to store personal and household items that you will not need while the house is up for sale. The interior of your home should be cleaned and deodorized from top to bottom. Consider using touch up paint to freshen walls, base boards and doors. Freshly painted walls with neutral colors can do wonders. And storing away extra unneeded furniture can make your home appear more spacious.
